Over twenty-five years of diversified experience in real estate, with an emphasis in the community planning and governmental approvals, with extensive knowledge of acquisitions, feasibilities, cash flow analysis, planning, government approvals, the formulation and coordination of builder programs and homeowner associations - as well as distressed property workouts. An innovative problem solver with a keen ability to analyze and identify complex issues which result in the implementation of timely and cost effective solutions. ___________________________________________________________________________ If you are looking for a real estate professional with experience in all phases of real estate – from land ownership, to development, through project management - I’d like to introduce myself, my experience and my qualifications, in hopes that we might be able to discuss your individual needs. I offer comprehensive real estate consulting and management services that include, but are not limited to, the following: - portfolio analysis and management, - detailed “risk adjusted” feasibilities for potential investment and/or development (see example to the left), - coordination of, and input to, project specific development plans, - procurement of timely governmental entitlements, - negotiation of development agreements with local jurisdictions, - formulation of detailed project development standards (see example to the left), - comprehensive project coordination and management. I’ve worked in the real estate development field for the past 26 years, with 21 years here in Florida. Most recently I've been working on the planning and approval of a horizontal property regime for a 568 unit residential mountain community in Southeastern Tennessee. Before that, I secured the approval of a Development of Regional Impact (DRI) for a mixed-use, master planned community in Polk County, Florida; then subsequently arranged the sale of the property, yet undeveloped, to the SouthWest Florida Water Management District for $30.5 million. Prior to that I worked for the Disney Development Company, where I was directly responsible for the initial legal and financial feasibilities for Celebration, Disney's 2,000-acre Traditional Neighborhood Development near Orlando, Florida. And before that I worked at DDC's sister company, Arvida, where I had a significant role in the opening of Weston, their 10,000 acre PUD development in south Florida. I have extensive experience in community planning, development and management - including a golf course community here in Orlando (as well as some training in golf course design from the Harvard GSD). I'm especially adept at conducting comprehensive project "risk-adjusted" feasibilities, as well as coordinating planning efforts and governmental approvals. I have experience in both Texas, Colorado and Tennessee, as well as south and central Florida. In Colorado I worked on converting townhome ski resort properties to fractional ownerships, and had oversight responsibility for several primary residential communities in various phases of project design, construction and marketing. While I have extensive experience in real estate, I also have an MBA with an emphasis in real estate finance, as well as a degree in ARCHITECTURE, with an emphasis in urban design. I have a degree in LAW and am licensed Florida ATTORNEY. I’m also a licensed Florida and Tennessee GENERAL CONTRACTOR. I'm well versed in the application of Florida land use regulations, including “concurrency.” I’m also experienced in most Microsoft Office programs – including Word, Excel, Project, Publisher, FrontPage, etc. I hope you will agree that my qualifications make me uniquely qualified to provide guidance to any individual or team desiring comprehensive leadership and/or consulting in real estate management, development or finance.
